Wasn't Perk and Babalu supposed to open on June 1st? I went by there a week ago and did not notice any of the shops being developed for openning.

One of the buildings does have a notice that Perks is going in - but as you said inside it was still gravel floor. I'm not sure where 'Babulu'? will be - but they seem to be making great progress on the renovation of the building directly on Glenwood, I wonder if it's going in that ground floor facing Brasfield Sq.

But my wife & I were just talking about the June 1st opening date - I'm not so sure they'll be ready for even July.

I didnt see Dawn or Al (of Joe's) this evening, but I talked to one of the guys working the counter at Joe's. June 1st is definitely out. The target is sometime in July.

We have friends who just moved into one of the townhomes across from what will be the coffee place. I have to say, GP is shaping up to be very cool.

I think the experience will be different enough from EAV and living in "the neighborhood" that it should be a net gain for the whole 'hood.

And hopefully we'll get all our sidewalks back soon ...

Glenwood Park is having an opening day celebration on Saturday June 18. I live across the street in Glenwood Green and am looking forward to reaping the benefits; cant wait till the park opens up. Ive gone to see the units - they are overpriced thats for sure - the townhouses do look cool; having lived in Chicago, I can tell you if youre standing in the middle of them, you might forget youre in ATlanta. It will be interesting to see how it all shakes out...But We've got 1800 sq ft townhouses with covered garages and a free guest space for much less than their 2 br condo which I saw (which really was 1br with den as you had to build your own wall - the unit and rooms were tiny - you only got one parking space and it was not the same one every day and you had to buy an addl space for 10,000...and this was more expensive than even the largest corner units at our complex)

built that you can really start to get the feel of
what the neighborhood is going to be like – and it
looks great. There is much still to come, but we seem
to be getting to that tipping point where people can
come and easily “get it.” Also, we are
approaching our Grand Opening Celebration, which is
scheduled for June 18. Let me tackle the news topic
by topic.Grand Opening for Glenwood Park and the
Southern Living Idea House – June 18, 2005We will
celebrate our official Grand Opening on Saturday, June
18, 2005 from 2:00 to 5:00 p.m. The day will also
mark the opening of the Southern Living magazine Idea
House at Glenwood Park – the first ever in the City
of Atlanta. A dedication ceremony at 3:30 p.m. in the
park will feature remarks by Mayor Shirley Franklin
and our City Council representatives Natalyn Archibong
and Carla Smith. The festivities will include
children’s activities, environmental education, and
entertainment. We invite everyone to join our
celebration at Glenwood Park on June 18th. Please
walk, bike, or carpool to the Opening if you can.The
Southern Living Idea House at Glenwood Park will be
open to visitors from the Grand Opening through
October 2, 2005. Hours will be 11:00 am to 5:00 pm
Wednesday through Saturday, and 1:00 pm to 5:00 pm on
Sundays. The house is very beautiful and also very
environmentally friendly. It is built to the highest
green building standards of Southface and the U.S. EPA
and will use 50% less energy than standard homes. It
also features excellent indoor air quality, low water
use, and storm-water management. Southern Living will
feature the house in its August 2005 Idea House
edition. Admission to the Idea House is $10, with a
portion of the proceeds benefiting Earth Share of
Georgia, a fundraising organization that supports
environmental groups across the state.Construction
UpdateThe last bits of infrastructure work in the
northern part of Glenwood Park still linger, but we
are close to being finished. Faith Avenue is paved
and complete, and our last street, North Ormewood Park
Drive, will follow shortly. On the building front,
there has been a huge amount of activity. The first
two condominium-over-retail buildings, 928 Garrett
Street and 933 Garrett Street, are nearly finished.
The next two condo/retail buildings, 924 Garrett
Street and 925 Garrett Street, are well underway.
All three of our home builders have been working on
additional single-family homes – Hedgewood on the
north end of Hamilton, Capstone on the south end of
Hamilton, and Whitehall down on Glenwood Park.The
townhouses on the west side of Bartram Street are well
underway. These innovative buildings feature
one-story flats with two-story townhouses above. All
the units have private garages. The townhouses facing
Brasfield Square have just begun construction. The
remaking of the one previously existing building at
Glenwood Park is well underway by Parkside Partners.
The building (which was once remarkably ugly) looks
absolutely spectacular as it makes its transformation
into the Brasfied Overlook office condominiums.Sales,
Move-ins, and Retail LeasingTo date 23 single-family
houses and 9 fee-simple townhouses have been offered
for sale in the neighborhood. All of them are sold,
and the first 19 households have moved in. We have
released 16 condominiums for sale in our first two
buildings, and 13 of those are sold. Closings for
those buildings are set for this month, so residents
will be moving in there shortly, as well. The flats
and townhouses that are under construction on the west
side of Bartram Street are just now being released for
sale, and our agents are having conversations with the
substantial list of customers who have expressed an
interest in them.So, sales have been very strong and
we don’t have much available for sale right now.
But more houses, townhouses, and condominiums will be
coming for sale in the weeks and months ahead, so if
you are a prospective resident please do be in touch
with our sales agents ahead of time so that you know
what is coming and they know what you are looking
for.On the retail front, we have announced our first
two stores, and they are both great ones. Babalu will
be a new restaurant by noted restaurateur Joseph
Hilton, featuring Latin food, an international bar,
and tapas. It will be located on Brasfield Square at
933 Garrett Street. Just across the street at 928
Garrett will be Perk, owned by Dawn and Al Porras.
Perk will offer coffee, ice cream, and panini. Perk
will be the Porras’ second coffeehouse. They also
own and operate Joe’s East Atlanta Coffee Shop.
Babalu and Perk hope to open in late June or early
July. Our retail leasing is proceeding very well, and
we should have some more exciting retailers to

On a side note, does anyone know what is going on with that whole beltline trolley idea. Is it something that actually is happening or is it still someones pipe dream - Is this something thats 10 years away or what?

I purchased a condo at Glenwood Park and just moved in this past weekend, I must say I am very impressed with the quality of construction, even my home inspector was very horny about it. Everything in the unit is top of the line including the door stoppers. My inspector even said that he doesn't see these type of windows in million dollar homes. It is quite amazing with all the construction still going on how quiet it is inside the units. I truly believe that these homes are a great investment and worth with the investment, by the way I purchased a two bedroom condo and they are actually much more spacious than what I thought when I first saw them.

I am a real estate agent that specializes in lofts in Atlanta, but when I heard about Glenwood Park three years ago, I knew that the developement was going to be remarkable. I am looking forward to having the coffee shop and tapas restaurant opening up, which I heard is going to be July 15th. Glenwood Park is a great investment and I would recommend them to anyone!!

I believe that the BeltLine is going to probably happen in some shape or form, and there is a lot of momentum to make it happen. However, even if everything goes as planned it is AT LEAST 10 years off.

These things just take time. Lots of time.

Yeah I contacted someone at the Beltline and they said at least 10 years off but its not even approved - I just have to laugh cuz people talk it up, esp realtors, as if its coming up next year.

I know Glenwood park is supposed to be super energy efficient and I hope with their prices that they are built better. I just know that I had a GA Power energy auditor at myp lace and he had also gone to Glenwood park and he said a lot of it is marketing mumbo jumbo - but I know a lot of realtors & investors bought there hopign to flip and make a profit. The good thing will be if it leads to an overall improvement in the community. Its kind of funny to see all these shacks on Glenwood Ave for sale now. All I know is that Im glad with my purchase at Glenwood Green because I got a lot for my money - havea great backyard for my dog, a covered garage, and can walk across the street and enjoy all the Glenwood Park amenities so I feel like i have the best of both worlds at a fraction of the price.

I have no doubt Glenwood Park is raising our property values and that will only continue. I just was surprised at how small and expensive the condos were and it just made me happier to get 1800 sq feet, a deck, a garage, a patio and a fenced in backyard for less than a condo at GP. And I even get at least one guest spot at myunit where GP sales agent told me for a 2 br condo it would be an extra 10 grand.

But as long as everyone is happy and we all can enjoy all the new stuff here, it will be great --- except for what i expect will be a lot more traffic

Does anyone know when the next phase of single family homes will begin? I think they will be done by Hedgewood. We were looking at some of the Capstone homes and found the quality lacking a bit so we passed. Does anyone have any opinion about Hedgewood? Does anyone know what the price range will be for the next phase?
